We use up to date surveying equipment and the latest building science knowledge, expertise, testing and analysis to provide services which include pre-purchase reports, weathertightness risk assessments, building condition reports, long term maintenance plans and drug residual testing.

Company Director Chris Tate is trained and qualified in assessing weathertightness in residential and commercial properties. Chris has completed a number of weathertightness training courses.

About Chris

Chris Tate – Director

Building Surveyor and Licenced Building Practitioner.
Since commencing his career in 1994 Chris has been involved in both commercial and residential construction in both New Zealand and the United Kingdom. This experience provided Chris with a comprehensive understanding of building construction, defects and failures and understanding weathertightness issues.

Previous to setting up Forbs Ltd Chris spent 3 years working for Savanna Technical, a multi-discipline building consultancy company where he provided building surveying services. These included building condition reports, weathertightness reports, long term maintenance plans, MBIE reports and works assisting the insurance industry.

Company Director Chris Tate has completed a number of Weathertightness training modules provided by New Zealand’s leading weathertightness Institute.

We offer pre-sale, pre-purchase weathertightness, pre-purchase weathertightness and building condition reports, as well as long term maintenance plans and methamphetamine testing.

Pre-Sale Reports

This report documents the condition of your property and identifies problems that may need to be rectified or addressed prior to listing.

Providing a Pre-Sale Report gives your buyer a greater sense of confidence and certainty.

Your transparency better protects your listing price and gives you a greater chance of more reliable offers which translate to a better selling price.

Pre-Purchase

Weathertightness & Building Condition

This report is a visual assessment of the weathertightness risk features of the dwelling house and site. This report is also to inform the Client about the overall general building condition.

This inspection is non-invasive, entirely visual in nature, it is a record of observations on the day of inspection.

Building Condition Reports

This report is where the current condition of a building is required to be recorded.

These reports are commonly required prior to the commencement of a project that is in

close proximity of an adjoining property and there are concerns that damage could arise due to the works. Normally there are two inspections, one before the commencement of the works and the other on completion.

Long Term Maintenance

This report follows the requirements of the Unit Titles Act 2010 clause 116 & the Unit Titles Regulation 2011 clause 30, which state that a Long Term Maintenance assessment/report includes a site inspection, detailed building element schedule and maintenance cost extension across a 10 year period.

This meets the requirements for programmed maintenance as set out by the NZ Institute of Building Surveyors

Methamphetamine Testing

This screen testing and report will identify if the property has methamphetamine residue present. The report will include the areas tested, the presumptive result, photographs of the areas tested and any recommendation on whether further laboratory testing is required to establish the level of contamination.
